Each of Republic Funds' properties has a dedicated full-time staff to ensure first-class customer service at our properties and prompt attention to tenants' needs. Through our management partners and local operating entities, Republic Funds employs 26 full-time management professionals and maintenance engineers at our properties across Georgia, Texas, and Arizona.
Republic Funds' property management partners include Atlas Real Estate Advisors, Strategic Management Partners, and Wehner Multifamily:
Atlas Real Estate Advisors' management affiliate, Rent Athens LLC, has been a partner of Republic Funds since 2011 when Fund I acquired Woodsong Village, a 164-unit single-family residential community out of foreclosure from an affiliate of LNR Partners, the property's mortgage servicer.
Atlas and Rent Athens' Jennifer Scott managed the repositioning and lease-up for Georgia-based Woodsong Village, and supervised extensive renovations including the construction of a new clubhouse with a resort-style swimming pool and fitness center. Republic Funds and Jennifer Scott increased occupancy from 46% to 98% in nine months, and maintained 98% occupancy each year thereafter. Atlas and Rent Athens' Jennifer Scott also manages the Primerica Building for Republic Real Estate Fund II, which we recently rebranded as the Sunrise Center.
Republic Funds collaborated with Atlanta's Strategic Management Partners (SMP) in 2011 and retained SMP in 2013 to manage all properties owned by Republic Real Estate Fund II in Central Georgia, including both properties in Macon.
Wehner Multifamily manages manges all of Republic Funds' properties in Texas, which comprise in excess of 600,000 square feet and 722 apartment suites. Republic Funds and Wehner Multifamily have improved occupancy significantly at all our Texas properties following repositioning efforts at each community.
Across our portfolio, we are conserving more than 30,000,000 gallons of water per year, enough to supply roughly 400 families. We also have reduced electricity usage significantly and have diverted hundreds of tons of waste from landfills with our recycling programs.
Republic Funds performs asset management in-house, and supplements its internal due diligence with third-party engineering and environmental consultants and reports. We also maintain ongoing consulting relationships with advisory partners in Georgia, Texas, Arizona, and North Carolina to gain additional local market insights.
