Investment Strategy

Republic Funds is real estate private equity firm that has completed 100+ separate transactions to date. We buy and improve multifamily, single-family rental, industrial and office properties across the Sunbelt (primarily) and the Rust Belt (secondarily):

  • Republic Fund III realized a net IRR of 20.1%. Fund III operated in Arkansas, Georgia, North Carolina, Oklahoma, Texas, and Virginia
  • ​Republic Fund II realized a final net IRR of 22.4% (or 30.7% in Canadian Dollars). Fund II operated in Arizona, Georgia, and Texas
  • ​Republic Fund I realized a final net IRR of 18.8% (or 23.1% in Canadian Dollars) with zero financial leverage

We invest alongside our institutional, foundation, and individual limited partners. Our employees contributed a material percentage of the capital in each of our funds, ensuring alignment between investors and management. To date, we have acquired more than 8,000,000 square feet of commercial property including industrial, office and apartment communities.
Our investment strategy is to buy and improve commercial property including industrial, office, and apartment complexes. We can close our acquisitions on an accelerated timeline.

Republic Funds has increased net operating income significantly at its acquired properties by improving occupancy, reducing utility costs, creating ancillary revenue streams and/or renovating properties to generate higher rents. We seek to achieve our business plan while improving service levels and maintenance for tenants.

We are proud to have saved an estimated 400,000,000+ gallons of water cumulatively as a result of our significant conservation efforts and building system retrofits.
